Lenders use stress test to see if you can manage higher payments when the rate goes up or income goes down. They will set limit on how much you can borrow money buy house.  


Mortgage Stress Test 
 

It is set by OSFI (Office of the Superintendent of financial institutions), it is mortgage rate is higher than your rate that you have signed for test your finance when lender to approve your application.  

Lenders required to use this test to see if rates go up or income goes down, you can manage higher payments and avoid defaults.  

It can also protect lenders from clients who can't pay their mortgage. 


What's
Current Stress test?
 

As of June 2021, lender will use your actual rate plus 2.0% or 5.25% to check if you are qualifying for mortgage 

For example, if your current mortgage interest rate is 4.84% then you will test at 6.84%.  

When Mortgage Stress test took place?  

Mortgage stress test only applied by regulated lenders for all your mortgage  

  • When you buy new home at any rate fixed or variable  

  • When you want to refinance your current mortgage 

  • When you want to do renewals however, only if you want to change lenders and you don't have mortgage insurance  

Private lenders or alternative lender not required to perform mortgage test. They might use different factors to see if you are qualifying for the mortgage  


How does the stress test work for mortgage?

When you want to purchase home, mortgage stress test can limit the home purchase price and you need to make larger mortgage down payment to reduce amount.  


If you want to get lower with a lender then you need to have
 

  • Steady income rate  

  • good to excellent credit score  

  • Low debt to income ratio  

  • Mortgage insurance
